Retire the payment. Keep the home.

An FHA-insured reverse mortgage lets homeowners 62 and older turn equity into cash flow — with no required monthly mortgage payment for as long as you live in your home.

How a reverse mortgage works

1. You apply once

One application, one credit review. We price the HECM against the other eleven programs at the same time — including HomeSafe, the private reverse option — so you see every path side by side.

2. Your equity becomes available funds

Based on your home's value, the youngest borrower's age, and current rates, the program sets a principal limit — the amount of equity you can use. Take it as a lump sum, monthly payments, a line of credit, or a mix.

3. No required monthly mortgage payment

You keep ownership of your home and make no monthly mortgage payment for as long as you live in it. You stay responsible for property taxes, insurance, and upkeep.

4. Repayment comes later

The loan is repaid when the last borrower leaves the home — usually from its sale. It's FHA-insured and non-recourse: you or your heirs never owe more than the home is worth.

Turn equity into retirement cash flow without a monthly payment.

A reverse mortgage is usually right when

  • You're 62 or older and want to eliminate a monthly mortgage payment in retirement.
  • You want a growing line of credit in reserve — the unused portion of a HECM line grows over time.
  • You plan to stay in your home for the long term and want it to help fund the retirement you built it for.
  • You want FHA insurance and the non-recourse guarantee that neither you nor your heirs can owe more than the home's value.
  • You'd like flexible payout options — lump sum, monthly income, a credit line, or a combination.

Look elsewhere when

  • You're between 55 and 61 — the HomeSafe Reverse program starts at 55 in eligible states.
  • Your home is worth well above the FHA lending limit — a private reverse like HomeSafe may unlock more.
  • You want to leave the home's full equity to heirs untouched — any reverse mortgage uses equity over time.
  • You need funds for an investment property or second home — HECM is for your primary residence only.

What could a reverse mortgage free up?

Enter your home's value, what you owe, and the youngest borrower's age. This is arithmetic, not an offer — your real principal limit comes from HUD tables and current rates.

The age-based percentages and the FHA lending limit behind this estimate are illustrative placeholders. Your actual figures come from current HUD tables and lender pricing.

Estimated principal limit$273,000

About 39% of the value the program works from.

Pays off your current mortgage$120,000

That monthly payment disappears.

Estimated funds remaining$153,000

Available as a lump sum, monthly payments, a growing credit line, or a mix.

No required monthly mortgage payment for as long as you live in the home — you stay responsible for taxes, insurance, and upkeep.

Estimates only — not a quote, an approval, or a commitment to lend. Actual principal limits depend on current rates, HUD tables, and the property.

Common reverse mortgage questions

What's the difference between a HECM and HomeSafe?

A HECM is the FHA-insured reverse mortgage, available at 62+, with federal protections and a lending limit set by FHA. HomeSafe is a private reverse mortgage available from age 55 in eligible states, with proceeds up to $4 million — often the better fit for higher-value homes. We carry both and compare them for you.

Do I still own my home?

Yes. You remain the owner, on title, for as long as you live in the home. The reverse mortgage is a loan against it — repaid when you leave, usually from the sale.

What am I responsible for?

Property taxes, homeowner's insurance, and keeping the home in reasonable condition. Miss those, and the loan can be called due — we make sure you understand that obligation clearly before anything moves forward.

What happens to my heirs?

They inherit the home and decide: keep it by paying off the loan balance, or sell it and keep the remaining equity. Because the loan is non-recourse, they can never owe more than the home's value — even if the balance has grown past it.

Can I get a reverse mortgage if I still have a mortgage?

Yes — that's one of the most common uses. The reverse mortgage pays off your existing loan first, eliminating that monthly payment, and the remaining proceeds are yours to use.

Not sure a reverse mortgage is the one?

A reverse mortgage is one of twelve ways to use your equity. Compare them side by side, or tell us your situation and we'll point you at the two or three that genuinely fit.
