Your home paid for retirement. Now let it help fund it.

HomeSafe is a private reverse mortgage for homeowners 55 and older. Turn equity into cash flow with no required monthly payment on the reverse loan — and proceeds up to $4 million on higher-value homes.

How HomeSafe works

1. You apply once

One application, one credit review. We price HomeSafe against the other eleven programs at the same time — including the HECM — so you can see whether a private reverse mortgage is the right shape.

2. Your equity becomes available funds

Based on your age, your home's value, and eligibility, you receive proceeds as a lump sum. HomeSafe Standard goes up to $4 million — well beyond what FHA-insured programs allow.

3. No required monthly payment

While you meet the loan obligations — living in the home, maintaining it, and paying taxes and insurance — no monthly payment is required on the reverse loan. The balance grows over time instead.

4. Repayment happens later, on defined terms

The loan comes due when the terms trigger it — typically when the home is sold or is no longer your primary residence. You or your heirs never owe more than the home is worth at that time.

HomeSafe is usually right when

  • You're 55 or older and want to turn home equity into retirement cash flow without a required monthly payment.
  • Your home is worth more than the FHA HECM lending limit — HomeSafe Standard allows proceeds up to $4 million.
  • You'd prefer a fixed rate and a private program rather than an FHA-insured loan with mortgage insurance premiums.
  • You want to keep an eligible first mortgage in place — HomeSafe Second may let you, while it retains its payments.
  • You plan to stay in your home and can keep up with taxes, insurance, and maintenance.

Look elsewhere when

  • You're under 55 — a HELOC, fixed-rate second, or cash-out refinance is the honest answer for now.
  • You want the smallest possible loan balance over time — a reverse balance grows, so a HELOC you repay as you go may fit better.
  • You're planning to move within a few years — the upfront costs rarely make sense on a short timeline.
  • Keeping taxes, insurance, and maintenance current would be a strain — those obligations remain, and falling behind can trigger repayment.

How much could your home provide?

Enter your home's value, what you owe, and the youngest borrower's age. This is arithmetic, not an offer — real proceeds come from current lender rate sheets and underwriting.

The share of value available rises with age. The percentages behind this estimate are illustrative placeholders, not current lender figures.

Equity you've built$750,000
HomeSafe Standard — estimated funds after paying off your mortgage$192,000

Replaces your current mortgage; no required monthly payment on the reverse loan while obligations are met.

HomeSafe Second — estimated funds while keeping your mortgage$285,000

Keeps an eligible first mortgage in place — you keep making its payments.

Estimates only — not a quote, an approval, or a commitment to lend. The reverse balance grows over time; taxes, insurance, maintenance, and any retained first mortgage remain your responsibility. Product and state availability vary.

Common HomeSafe questions

How is HomeSafe different from a HECM?

A HECM is the FHA-insured reverse mortgage, available at 62+, with federal lending limits and mortgage insurance premiums. HomeSafe is a private (proprietary) reverse mortgage available at 55+ in eligible states, with proceeds up to $4 million and no mortgage insurance premium. We show you both side by side.

Do I still own my home?

Yes. You keep the title and stay on it. The loan is a lien against the home, repaid when the terms trigger it — typically when you sell or the home is no longer your primary residence.

What am I still responsible for?

Property taxes, homeowners insurance, and maintenance — plus payments on any first mortgage you retain under HomeSafe Second. Meeting those obligations is what keeps the no-monthly-payment feature in place.

What happens to my heirs?

When the loan comes due, your heirs can sell the home, refinance it, or pay off the balance. The loan is non-recourse: neither you nor your heirs ever owe more than the home's value at that time.

Can I keep my current mortgage?

HomeSafe Standard pays off and replaces existing mortgages. HomeSafe Second is designed to sit behind an eligible first mortgage, so you keep that loan — and its payments — while accessing additional equity.

Not sure HomeSafe is the one?

A reverse mortgage is one of twelve ways to use your equity. Compare them side by side, or tell us your situation and we'll point you at the two or three that genuinely fit.
