A traditional HELOC gives you a credit limit backed by your equity. You pay interest only on what you actually draw, and an unused line costs you nothing.
One application, one credit review. We price the HELOC against the other eleven programs at the same time, so you're not guessing whether a line is the right shape.
The lender sets a limit based on your equity, credit, and income. Nothing is borrowed — and nothing is charged — until you actually use it.
For up to 10 years you can pull funds as you need them: a contractor invoice here, a credit card payoff there. You pay interest only on the balance you're carrying.
When the draw period ends, no new draws are allowed and the balance moves into repayment. We walk you through what that payment looks like years before it happens.
Borrowers with strong credit who want the lowest variable rate and a long draw period.
The classic line of credit — lowest cost for well-qualified borrowers.
Enter three numbers and an assumed rate. This is arithmetic, not an offer — your real limit and rate come from underwriting.
The assumed rate is a placeholder for the math. Your actual rate is priced off your credit, equity, and lender guidelines.
Assumes 85% combined loan-to-value.
Within the range many lenders work in.
Interest only on the balance you've drawn.
Fully amortizing over 20 years at the assumed rate.
Estimates only — not a quote, an approval, or a commitment to lend. Taxes, insurance, closing costs, and any payment shock at the end of the draw period are not included.

It comes down to combined loan-to-value: your current mortgage balance plus the new line, measured against your home's value. Many lenders allow a combined total in the mid-80s. The estimator above shows the arithmetic — your actual limit depends on credit, income, and the property.
During the draw period you generally pay interest only on the balance you've used. If you draw nothing, you owe nothing. Once repayment starts, the balance amortizes into a fixed monthly payment.
No — a traditional HELOC rate moves with the index it's tied to. That's the trade for having the lowest variable rate of the HELOC family. If a moving rate worries you, the fixed-rate HELOC lets you lock any draw at a fixed rate.
One application means one credit review. We price every program you're eligible for from that single review, so you're not applying separately to several lenders.
Homeowners typically use them for renovations, debt consolidation, education costs, emergency reserves, or a large one-off purchase. The money is yours to direct.
A line of credit is one of twelve ways to use your equity. Compare them side by side, or tell us your situation and we'll point you at the two or three that genuinely fit.
