Draw when you need it. Lock it when you want certainty.

A fixed-rate HELOC is a line of credit where you can lock what you draw at a fixed rate and a fixed payment — and make multiple draws on one line as your plans unfold.

How a fixed-rate HELOC works

1. You apply once

One application, one credit review. We price the fixed-rate HELOC against the other eleven programs at the same time.

2. You get a credit line

The lender sets a limit based on your equity, credit, and income. Nothing is owed until you draw.

3. You draw and lock

Draw what you need and lock that balance at a fixed rate and term. Make multiple draws on one line — each locked piece has its own predictable payment.

4. Your payment stays steady

Locked balances pay down on a fixed schedule, so a rising market rate doesn't change what you owe each month.

A fixed-rate HELOC is usually right when

  • You're spending in stages but don't want a rate that moves with the market.
  • You want a fixed, predictable payment on what you borrow.
  • Flexible FICO scores are considered — we look at your full credit picture, not one number.
  • You'd rather keep your current first mortgage — and its rate — exactly where it is.
  • You may need more than one draw over time and want each one on a set schedule.

Look elsewhere when

  • You need one lump sum today and never another draw — a fixed-rate second mortgage is simpler.
  • You're self-employed and your tax returns understate your income — a bank-statement HELOC is built for that.
  • You're 62 or older and want no monthly payment at all — a reverse mortgage is the honest answer.
  • You want the largest possible loan and one simple payment — that points to a cash-out refinance.

What might a locked draw cost?

Enter three numbers, an assumed rate, and a term. This is arithmetic, not an offer — your real limit and rate come from underwriting.

The assumed rate is a placeholder for the math. Your actual rate is priced off your credit, equity, and lender guidelines.

Equity you've built$300,000
Typical maximum at this value$217,500

Assumes 85% combined loan-to-value.

Combined loan-to-value63.6%

Within the range many lenders work in.

Estimated fixed monthly payment$883.71 per month

Principal and interest over 20 years at the assumed fixed rate.

Total interest over the term$112,091

Estimates only — not a quote, an approval, or a commitment to lend. Taxes, insurance, closing costs and closing costs are not included.

Common fixed-rate HELOC questions

How is a fixed-rate HELOC different from a traditional HELOC?

A traditional HELOC rate moves with its index. A fixed-rate HELOC lets you lock what you draw at a fixed rate, so that portion has a steady payment.

Can I draw more than once?

Yes — you can make multiple draws on one line. Each draw can be locked at the rate available when you take it.

How much can I borrow?

It comes down to combined loan-to-value: your mortgage balance plus the new line, measured against your home's value. The estimator above shows the arithmetic.

Does applying hurt my credit?

One application means one credit review. We price every program you're eligible for from that single review.

Do I keep my first mortgage?

Yes. A fixed-rate HELOC sits behind your current mortgage, so your first-mortgage rate stays untouched.

Not sure a fixed-rate HELOC is the one?

A fixed-rate line is one of twelve ways to use your equity. Compare them side by side, or tell us your situation and we'll point you at the two or three that genuinely fit.
