The property qualifies — you don't have to.

A DSCR loan qualifies on the rental income the property brings in, not on your paycheck. No tax returns, no pay stubs, no personal income verification.

How a DSCR loan works

1. You apply once

One application, one credit review. We price the DSCR loan against the other eleven programs at the same time, so you're not guessing whether an investor loan is the right shape.

2. The property does the talking

Instead of verifying your personal income, the lender compares the property's rental income with its monthly loan payment. That comparison — the debt service coverage ratio — is the qualification.

3. No tax returns, no pay stubs

Your W-2s, tax returns, and employment history stay out of it. That's what makes DSCR the go-to for full-time investors, business owners, and anyone whose tax returns don't reflect their real cash flow.

4. You scale on the strength of your deals

Because qualification lives with the property, adding the next rental doesn't mean re-proving your income. Each property stands on its own numbers.

The property qualifies — you don't have to.

A DSCR loan is usually right when

  • You're buying or refinancing a rental property — long-term or short-term — and want the property's income to carry the qualification.
  • You're self-employed or a full-time investor and your tax returns understate your real cash flow.
  • You want to keep your personal income, employment, and debt-to-income ratio out of the conversation entirely.
  • You're building a portfolio and want each new property to qualify on its own merits.
  • You want to cash out equity from a rental you already own to fund the next one.

Look elsewhere when

  • The property will be your primary home or a second home — DSCR is for investment properties only.
  • The rent won't come close to covering the payment — a very low DSCR ratio limits the options.
  • You want the absolute lowest rate and your personal income qualifies easily — a conventional investment loan may price better.
  • You're renovating a primary residence — the renovation HELOC is built for that.

What's the DSCR on your deal?

Enter the property's expected rent and its monthly costs. This is arithmetic, not an offer — your real qualification comes from underwriting.

For a purchase, use the expected rent and the proposed loan payment. For a refinance, use your current or market rent and the new payment.

DSCR ratio1.05

Monthly rent ÷ total monthly payment.

Total monthly payment$3,050

Loan payment plus taxes and insurance.

Monthly cash coverage$150

Rent left over after the payment each month.

Payment at a 1.0 ratio$3,200

The total payment at which the rent exactly breaks even.

The rent covers the payment — within the range many DSCR lenders work in.

Estimates only — not a quote, an approval, or a commitment to lend. Actual DSCR calculations, eligible rents, and program requirements vary by lender.

Common DSCR questions

What is a DSCR ratio?

It's the property's monthly rental income divided by its monthly loan payment (principal, interest, taxes, and insurance). A ratio of 1.0 means the rent exactly covers the payment. Many lenders look for 1.0 or better; stronger ratios generally earn better pricing.

Do I need to show tax returns or pay stubs?

No. DSCR loans don't verify personal income at all. The lender looks at the property's rent — from an appraisal's rent schedule or a current lease — and your credit.

Can I use it for a short-term rental like an Airbnb?

Yes — short-term rentals are eligible. Lenders typically estimate the income from market rent data or a short-term-rental analysis of the area.

Can I cash out equity from a rental I already own?

Yes. A DSCR cash-out refinance lets you pull equity from an existing rental — often to fund the down payment on the next property — without touching your personal income documentation.

How many properties can I finance this way?

Because each property qualifies on its own rental income, DSCR loans are a common way investors grow a portfolio. There's no personal debt-to-income cap the way there is with conventional financing.

Not sure a DSCR loan is the one?

An investor loan is one of twelve ways to use your equity. Compare them side by side, or tell us your situation and we'll point you at the two or three that genuinely fit.
