Buy the next home before this one sells.

A bridge loan turns your current home's equity into the down payment on your next one — so your offer stands on its own, without a sale contingency.

How a bridge loan works

1. You apply once

One application, one credit review. We price the bridge loan against the other eleven programs at the same time — sometimes a HELOC or fixed second does the same job for less.

2. Your current home's equity funds the next one

The bridge loan is a short-term loan secured by the home you're living in now. It hands you a portion of your equity as cash — the down payment on the next house.

3. You buy without waiting to sell

With cash in hand, your offer on the next home doesn't depend on selling this one first. In a competitive market, a non-contingent offer is often the offer that wins.

4. It's paid off when your home sells

Bridge loans are short-term — typically 6 to 12 months. When your current home closes, the sale proceeds pay the bridge loan off and the rest moves with you.

A bridge loan is usually right when

  • You've found the next home and can't wait for your current one to sell before making an offer.
  • You have most of your net worth tied up in your current home's equity, not in savings.
  • You want your offer to stand without a sale contingency — especially against cash or first-time buyers.
  • Your current home will sell reasonably quickly once it lists, so the bridge period is a bridge, not a years-long carry.
  • You want the payment to be temporary rather than folding it into a 30-year loan.

Look elsewhere when

  • Your current home may take a long time to sell — carrying both loans for an open-ended period gets expensive.
  • You'd rather keep your current home as a rental — a longer-term structure like a HELOC or DSCR loan fits that better.
  • You have enough liquid savings for the down payment without touching equity.
  • You want to renovate before selling — the renovation HELOC is designed for improving, not bridging.

Could a bridge loan fund your next down payment?

Enter your current home's value and mortgage balance, plus the down payment you'd need on the next one. This is arithmetic, not an offer — real advances depend on underwriting.

The estimate assumes the bridge lender advances up to 80% of your available equity, which is typical but varies by lender and program.

Equity in your current home$270,000

Value minus your mortgage balance.

Typical bridge advance$216,000

Up to 80% of available equity, by way of example.

Down payment covered$55,000

How much of the target the advance covers.

The bridge advance covers the full down payment — with cash left over in many cases.

Estimates only — not a quote, an approval, or a commitment to lend. Actual advances, terms, and fees vary by lender and underwriting.

Common bridge loan questions

What exactly is a bridge loan?

It's a short-term loan secured by your current home that lets you pull equity out before the home sells. The proceeds typically fund the down payment on your next home, and the loan is repaid from the sale proceeds when your current home closes.

How long do I have to pay it back?

Terms typically run 6 to 12 months. The expectation is that your current home sells during that window; the sale pays the loan off in full.

Can I carry two mortgages at once?

That's the point of the bridge — you own two homes for a stretch. The bridge loan covers the down payment on the new home; you'll carry your existing mortgage on the old one until it sells. We'll walk through the full monthly picture before you commit.

What if my home doesn't sell in time?

Extensions are sometimes possible, and a price adjustment may be the better path. This is the main risk of bridging — it works best when your home is priced to sell. We'll look at your local market together before you commit.

Why not just get a HELOC instead?

Sometimes that's the better answer — a HELOC can fund a down payment too, and it stays open rather than maturing in months. The bridge loan is often stronger when you need a defined, short-term structure and a clean payoff at sale. We price both on the same application.

Not sure a bridge loan is the one?

A bridge loan is one of twelve ways to use your equity. Compare them side by side, or tell us your situation and we'll point you at the two or three that genuinely fit.
